Power tariffs and real-time measurement – the new reality for commercial properties

By 1 January 2027 at the latest, all Swedish electricity grid companies must introduce power tariffs in accordance with requirements from the Swedish Energy Markets Inspectorate (Ei). Major grid companies such as Ellevio, E.ON and Vattenfall have already begun introducing models in which grid costs are determined by the customer’s highest power demand—not solely by energy consumption. Power tariffs mean that a brief peak, sometimes lasting only one hour, can affect the cost for an entire month.

Different grid company models and the implications for property owners

Ellevio bases its power charge on the highest power-demand hours each month, E.ON focuses on high-load hours during the winter months, and Vattenfall is working towards similar models. For commercial properties, this means that systems such as ventilation, cooling, heat pumps and EV charging can create peaks with significant financial consequences.

Why real-time metering is becoming essential

Once a power peak has occurred, it is often too late to act. To distribute loads, control systems or pause equipment, insight into the property’s current power demand is required—not a retrospective view much later. Real-time metering makes it possible to understand what is driving the peaks and act before they have financial consequences. With power tariffs, fast and detailed metering data therefore becomes a prerequisite for active energy management.
