Security solution for HSB Brf Siken

Customer:

HSB Brf Siken in Tyresö has 208 apartments and two commercial premises. Its main building has 12 stairwells, each with 8 floors.

HSB Brf Siken is a customer of Home Solutions.Home Solutions helps its customers make their properties and condominiums smart, green and sustainable. Home Solutions has more than 20 years of experience in the digitalisation of residential buildings and currently connects more than 60,000 apartments.

The challenge:

HSB Brf Siken wanted to monitor the apartments as effectively as possible in order to obtain the information they needed.

It was important to obtain information about the temperature in each apartment and on each floor, so that the property manager could optimise and balance the temperature in the buildings. They also wanted to receive early warnings of water damage. A leak should not go unnoticed until the neighbour in the apartment below saw water coming through the ceiling. Information was also wanted in the event of fire and smoke, enabling a proactive rather than reactive approach. The aim was for the property manager to have the information needed to optimise many different and important parameters in the property while creating a sense of security for the residents.

Previously, there had only been one control computer, a DUC, which detected the outdoor temperature. The indoor temperatures were regulated based on this temperature. Traditional smoke alarms had previously been installed in the apartments, but these only sounded an alarm and did not trigger any further action. Any water leaks were only noticed after significant water damage had already occurred. Home Solutions was looking for a more modern solution and a system that used the same communication protocol (M-Bus).

The solution:

Home Solutions offered HSB Brf Siken our gateway, PiiGAB M-Bus 900T Wireless PiiGAB M-Bus 900, a Smart Metering Gateway that communicates via both wired M-Bus and Wireless M-BUS. In this case, the electricity meters are wired, while everything else is wireless. Using PiiGAB M-Bus 900 and Home Solutions' Propeye system, which was installed, information is collected from temperature sensors, smoke detectors and leak alarms. To ensure that the radio infrastructure functions optimally, a repeater has been installed on every third floor. This repeater ensures that signals from all sensors and detectors reach the gateway, where all the data is collected. The gateway then forwards the data to Propeye. The temperature sensors in the property send information to the property manager, who monitors the temperature levels in the apartments. The property manager adjusts the property's control settings, ensures balance and adjusts radiators to achieve the desired level and savings in the best possible way.

The smoke detectors provide alerts in the event of fire and smoke. There is also a leak alarm under the sink in every apartment. If a leak occurs or the smoke detectors are triggered, an SMS is sent to the property manager, the resident of the apartment and the board.

To simplify installation on site and protect the gateway, it was pre-installed in an enclosure. We at PiiGAB carried this out in advance before delivery, as a service to make our customers' work in the field easier. A router with LTE is also installed in the enclosure for smooth and secure access to the data.

Following implementation, HSB Brf Siken has received the information they wanted as a basis for managing the properties effectively.
